PREAUTHORISATION/BOND
A preauthorisation up to $500 on your credit card is required in relation to any accidental damage/breakage or loss and used if extra unauthorised guests stay, this will be at the discretion of your hosts
CHECK-IN/CHECK OUT
Check-in details (including lockbox codes) will be sent no later than one week before arrival
Prior to your stay you will receive a Welcome Guest Guide outlining key information regarding your stay and local details of Bullarto and Surrounds activities and attractions
Upon Check Out please replace key in lockbox, ensure that the property is tidy, and furniture and furnishings are in their original position
Dishes are to be washed and put away and rubbish taken to the rubbish bin area located next to the side of the large shed
If using the BBQ, please clean after use
Please turn off all equipment, lights, heaters, and fans
Lock all doors
Please check you have all your items
Left property returned will incur a mailing charge (maximum time kept 4 weeks)
If keys are lost a replacement fee of $50.00 will apply
CHILDREN
Babies not yet walking, as we have open water ways on the property
Please bring all porta cots or baby equipment
Please note as the accommodation is set up for adults there are some breakable items. If broken or damaged, you will be liable for the replacement and/or repair(s)
DOGS
Pets are not allowed due to the nature of the property, which has an abundance of wildlife
PAVILION
Life Jackets (supplied) must be worn when using the Love Boat or swimming in dam water
All events must be pre-approved by the owners including the number of attendees, and additional charges will apply
RESPONSBILITIES
You must comply with all applicable Property rules concerning your stay for both your health and safety and quiet enjoyment of the property and our neighbours.
The owners live discretely on the property and ensure your complete privacy. They also act as your Concierges should you require any assistance. The property is a working farm and gardeners, and members of the service team will be working as quietly as possible within reason
SMOKING
Smoking is not permitted inside the cottage, please dispose of butts responsibly & don’t dispose on the ground
BUSHFIRE SEASON/UNAVAILABILITY
If a CODE RED is declared the owners will inform the guests and offer a refund or alteration of the dates
During Total Fire Ban Periods the external firepit is not to be lit
Should unavailability occur due to unforeseen reasons the owner will contact the guest directly and make alternative arrangements, refund, or rebook
ISSUE RESOLUTION
If you have any problems during your stay, please contact the owners as soon as possible to speedily resolve the situation
The owners may require service team members to access the property with prior notice to guests to resolve the issue
INSURANCE
Please purchase your own travel insurance as the owners are not responsible for any injuries, illness or accidents that occur whilst staying.
CANCELLATION POLICY
Full refund for cancellations up to 21 days prior to check-in will incur a $15.00 non- refundable cancellation fee
No refunds for cancellations made within 21 days of check-in however a gift voucher for future use to the value of the deposit will be applied
An administration fee of $30.00 will apply for variations to All Friday/Saturdays (as they are two nights minimum stays)
PAYMENT DETAILS

Full payment is required to secure your booking
A 1.5% surcharge will be made on all credit card payments

A bond/preauthorisation of $500 is required prior to your stay and covers any accidental damage or breakages, excess cleaning requirements, loss or theft and any undeclared extra guests
